Yang selalu under-quote

  1. Waterproofing dinding shower — banyak quote cuma waterproof lantai. Dinding shower kena waterproof juga sampai 1.8m tinggi. Kalau tak — leak ke bilik sebelah atau atas siling unit bawah.
  2. Hacking depth. Kalau lantai bilik air anda diatas slab konkrit yang dah waterproof developer, hacking penuh boleh tembus waterproof asal. Kena re-do. Tambah RM 1,500–2,500.
  3. Pipa lama. Rumah > 25 tahun selalu kena tukar pipa galvanised ke PEX. Kalau quote anggap pakai pipa lama, dalam 2 tahun anda akan ada masalah leak.
  4. Floor gradient. Lantai bilik air kena slope ke floor trap. Kalau slope tak betul, air bertakung. Patut bayar RM 300–600 untuk slope correction kalau perlu.
  5. Ventilation. Tanpa exhaust fan, bilik air kondo akan jadi mouldy dalam 6 bulan. Tambah RM 350–600 untuk extractor fan + ducting.

Untuk bilik air 40–50 sqft di Klang Valley dengan standard scope (re-tile penuh, retain layout, sanitary ware mid-range), quote yang masuk akal jatuh dalam RM 9,000–14,000.

  • Quote RM 5k untuk full bathroom = pasti ada corner cutting (waterproofing tipis, sanitary ware super-budget, no warranty).
